"A stunning stone-built conversion offering superb contemporary living with extensive gardens and grounds"
The Property
South Cottage is a beautiful country property developed from an original traditional cottage and adjacent barn. The two individually Grade II Listed buildings have been combined and extended to create a stunning contemporary home with spectacular views over unspoiled Northumberland countryside. Both the cottage and the barn, formerly a stable, date from the second quarter of the 19th century and the attractive stone construction is an elegant reminder of the history. The thoughtful development has blended this history with high specification interiors and quality modern fixtures and fittings to produce a hugely desirable property. The accommodation is extremely generous, with the initial appearance on approaching proving to be deceptive; rooms open up as you move through the property, bringing more and more space.
South Cottage is situated on the edge of a tranquil village, with south-facing landscaped gardens making the most of the panoramic views. A paddock wraps around the gardens to the east and south, extending to over 0.5 acres. The property as a whole extends to around 0.85 acres.
The accommodation is predominantly laid out across the ground floor, providing excellent accessible living, with the exception of the study which is located upstairs. The living spaces are bright and inviting; the lovely sitting room features a full height south-facing picture window and glazed sliding door with far-reaching views. A striking stone and brick inglenook sits to one side housing a woodburning stove. The cosy family room with working woodburning fire offers a peaceful second reception room. This leads to the glazed link connecting the original cottage with the barn which contains the kitchen. The link is a wonderful spot to enjoy the outlook over the gardens and landscape beyond.
The magnificent kitchen and dining room is set within the former stable barn with the vaulted ceiling supported by impressive beams. The country kitchen sits to one end with bespoke fitted cabinetry and a fine range of quality NEFF appliances, along with a three oven electric AGA with LPG module, four hobs and grill. There is ample space for a large dining table and chairs, along with further room for comfortable seating.
There are three bedrooms on the ground floor. One benefits from an en-suite bathroom and another from an en-suite shower room. The third bedroom is served by a separate shower room. All of the bathrooms are finished to a superb standard with stylish sanitary ware and elegant tiling. Linked to one bedroom is the practical utility room with additional sink, space for white goods and lots of storage.
Stairs rise to the second floor within the eaves of the original cottage, where a study or potential fourth bedroom is illuminated by skylights. This is a great place to set up a home office to work in peace and to keep home and work life separate.
Externally
The setting for South Cottage is simply idyllic. Glorious views roll away to the distant horizon, yet the quiet village is positioned for easy access to local and regional centres.
To the front of the property there is ample off-road parking reached via electric gates. The gardens sit to the rear of the house with the south-facing position capturing the best of the sun at all times of the day and year. A stone flagged patio terrace runs around the property with space for al fresco dining and entertaining, with manicured lawns beyond. Mature apple trees and an interesting standing stone add character and there is a useful stone outhouse to one side. The lawns stretch to a ha-ha wall, with stone steps down to the paddock which slopes away gently to the south and east. The paddock is well-fenced and well-maintained, extending to around 0.55 acres.
